We have successfully ended the option period, negotiated necessary terms and have an accepted offer… this all means that you are under contract! This is great news and one step closer to homeownership. 

An important note though, until we have an executed contract, fully signed and dated by both parties, we do not have an enforceable contract. Basically, don’t start packing until everything is signed! 

Once we have a full executed contract, here is what is going to happen:

  1. We will send it to your lender so they can start the process for getting you formally approved for the mortgage. Communication is KEY throughout this step, your lender will need more information from you and in order to close on time, be sure to check your email often and reply as quickly as possible. 
  2. Schedule your home inspection. Read more about it in the next step. 
  3. Within 24 hours, deliver the option money and earnest money checks as instructed by us. 

Again, it is worth repeating: communication is really important! We will be in contact as well as your lender and title company via email, phone, or text.
